A managing agent booked an investigation for a London block of flats after a warning about water use. Continuous meter movement and an immediate pressure drop supported further checks of the shared mains. The engineer searched the car park and the incoming supply around a service cupboard.
The strongest tracer-gas indication could have come from a nearby fault or gas moving along ducting. Other gas and acoustic checks did not pinpoint the leak. The report left the agent and customer to consider further opening-up or a new supply route; no repair was completed.

Pipework beneath floors
Identify floor finishes and the landlord’s authority for any targeted access following detection.
Supply pipes and unexplained water use
Confirm whether the meter serves one home or several; readings must account for all known users.
Water entering around roofs and walls
Record the link to rainfall. ADI investigates ingress; roofing and building repairs are separate.

- Surface readings guide the search but do not prove a source. Thermal imaging depends on a useful temperature difference; it does not see through walls.
- Pipe and access tests
- Acoustics, pressure testing and tracer gas can help on suitable pipework. Isolation and site conditions affect which tests are possible.
- Visual and water checks
- Cameras and controlled water tests can inspect accessible voids or trace ingress. Further access may still be required to confirm a finding.
