Terms and booking conditions
Two things live here: the terms for using this website, and a plain-English summary of the parts of ADI's booking terms that matter most to a letting agent. The summary is not the contract; the full booking terms are.
Using this website
lettingagentleakdetection.co.uk is operated by ADI Leak Solutions Ltd, trading as ADI Leak Detection (company 15870765, registered in England and Wales, registered office Unit L Bpi House, Cores End Road, Bourne End, SL8 5AS). The content is general information about leak detection in rented and managed homes. It is not a survey of your property and not professional advice about it; whether a leak can be found without opening up, and what it will cost, depends on the property and is confirmed when you book.
The case studies describe real ADI residential jobs with identifying details removed: two are published by ADI and one comes from an anonymised engineer report. Their photographs come from those jobs, and none of the jobs was commissioned by a letting agent. Reviews quoted on this site are written by ADI's customers on Trustpilot and are shown word for word. Photographs are of ADI engineers, staff and equipment at work.

Booking a survey: the terms that apply
Every booking with ADI is subject to the ADI Leak Solutions Ltd Booking Terms and Conditions of Service. They are sent to you as an attachment to the confirmation email, which the booking system sends automatically about 15 minutes after you confirm a booking with the office over the phone. From the time that email is sent you have a 30-minute period to read the terms and cancel free of charge; after that the booking is subject to the cancellation policy in the terms. You can ask the office for a copy of the full terms by phone at any time before you book.
The points letting agents ask about most
This summary is offered to help you read the full terms, which take precedence.
- Booking for a landlord. The terms explain how bookings involving more than one party (an owner, a letting or managing agent, an insurer) are handled, including who is responsible for payment. Tell the office who you represent and who is paying when you book.
- Separate services. ADI offers pipework leak detection, structural leak detection (including roofs), drainage surveys and swimming pool leak detection as separate services, because each needs different skills and equipment. If it is not clear which one a problem needs, the office will talk it through with you; more than one appointment may be required and additional appointments are chargeable.
- What ADI is not. ADI's engineers are qualified and registered plumbers, but ADI does not offer general plumbing and is not a boiler repairer, builder, roofer, damp specialist or fitter. ADI may quote for repairs to pipework and drainage leaks; it does not repair roofs or buildings.
- Investigations that find no leak are chargeable. Condensation, a faulty meter, a boiler fault or rising damp can look like a leak. If the investigation shows there is no leak, the appointment is still charged.
- Trace and access. A quote for leak detection does not include making access to the leak; access falls within the price of a repair, and can be shown separately on the quote or invoice if you ask.
- Access and parking. Engineers need access to every relevant part of the property and, on a shared supply, to the other properties on it. That can mean the flat above or below. The equipment is heavy: lift access is required above two storeys, and free parking within about 100 metres for the whole appointment. Parking, permit, toll and congestion charges are passed on at cost plus VAT. A job that has to be abandoned for lack of access or parking is chargeable.
- "No find, no fee". This is ADI's domestic guarantee for a single pipework leak at one property, within limits set out in the terms. It expressly excludes commercial and industrial enquiries, shared mains, central heating systems, structural leaks, drainage surveys and swimming pools. Whether it applies to a particular job booked for a landlord is confirmed by the office when you book.
- Accurate information. The office will ask about the property, the system and the symptoms so that the right engineers and equipment are sent. If the job is underprepared because the information given was wrong, additional appointments are chargeable.
- Repairs. Repairs are charged in addition to the leak detection and are quoted before they start. The terms set out the guarantee on repairs, how secondary or multiple leaks are handled and a disclaimer on surface plumbing.
- Payment and cancellation. The terms explain how an appointment is secured, the payment terms and the cancellation policy and charges.
- Recording and images. Calls to the office are recorded. The terms include a section on the use of images taken during the work.
