Leak detection for letting agents in the West Midlands

Coventry: two faults behind unexplained water loss

In an ADI residential investigation in Coventry, water pooled beneath the stairs and damp affected the hallway and bathroom. Separate tests identified a faulty toilet cistern valve and a damaged hot-water pipe beneath the hallway floor.

Tracer gas helped locate the concealed pipe fault. The damaged section was replaced and held pressure during the recorded retest. The toilet valve still needed replacement: it remained a separate recommendation.

For a managing agent, the practical lesson is to distinguish completed repairs from outstanding work. The source describes a residential job; it does not establish that the home was rented or managed by an agent.

Investigations for managed homes

  • Leaks between flats

    Record which rooms are affected in each flat. Arrange entry to the home above and any shared service areas where required.

  • Boiler pressure loss

    Send the boiler pressure history and previous engineer findings. A heating fault may be separate from the cause of visible damp.

  • Kitchen and appliance leaks

    Note whether water appears during use or between uses. Check when appliances were last moved or connected.

  • Leaks beneath floors

    Identify tiled, timber or solid floors and any underfloor heating. Agree authority for targeted access before finishes are disturbed.

  • Unexplained water use

    Provide meter readings and identify the internal stop tap. Mention shared supplies and any known dripping fittings.

  • Rain-related damp

    Record when the damp appears relative to rainfall. Pipe leaks and building ingress require different investigations.

Tests selected for the suspected source

Check each supply separately
Isolation and pressure tests help distinguish circuits. A fault on one supply does not rule out a second leak elsewhere.
Narrow the search
Moisture and temperature readings guide the investigation. Suitable pipework may also be checked using tracer gas or acoustic equipment.
Record what is confirmed
Targeted access may be needed to expose a fault. The report should distinguish test indications, visible findings and any repair or retest completed.

Can a toilet fault explain all the water loss?

It may explain some water use, but separate faults can occur together. In the Coventry investigation, the toilet valve and concealed pipe both needed attention. Report continuing symptoms after any repair so the remaining cause can be assessed.

What should the tenant provide before the visit?

Ask for photographs of visible damp, when it first appeared, and any meter or boiler pressure observations already available. Confirm access to the affected rooms and water controls. There is no need to lift flooring or attempt pressure tests in preparation.

Can the engineer investigate an empty property between tenancies?

Explain that the home is vacant and confirm the keyholder, water supply status and access arrangements. Let ADI know if the system has been drained or services disconnected, as this affects the tests that can be carried out.

Who needs to approve opening up or repairs?

Before booking, identify the person authorised to agree work for the landlord. Discuss floor finishes and access restrictions. Agree the scope and cost of any additional opening up or repair before it proceeds.
